What Is an AMC?

An Annual Maintenance Contract is a scheduled, pre-agreed maintenance programme that covers the planned inspection, servicing, and upkeep of your building's systems and infrastructure. Rather than reacting to breakdowns, an AMC ensures your assets are regularly maintained to manufacturers' recommendations and regulatory requirements — reducing emergency callouts, extending asset life, and providing cost certainty across your maintenance budget.

Mechanical Systems

Planned preventive maintenance of HVAC systems including chillers, AHUs, FCUs, split units, VRF systems, cooling towers, and ventilation equipment. Includes filter replacements, coil cleaning, belt checks, refrigerant top-ups, and full performance testing.

Electrical Systems

Routine inspection and testing of LV distribution boards, switchgear, UPS systems, earthing and bonding, emergency lighting, and power factor correction equipment. All works carried out by qualified electricians in compliance with IEC and local authority standards.

Plumbing and Drainage

Scheduled servicing of water supply systems, booster pumps, storage tanks, hot water units, sanitary fittings, and drainage networks. Includes water quality checks, legionella risk management, and compliance with local health authority requirements.

Fire and Life Safety Systems

Planned maintenance of fire alarm panels, sprinkler systems, suppression systems, fire doors, extinguishers, emergency lighting, and smoke detection equipment. All servicing is carried out in line with NFPA, BS, and local civil defence requirements.

Civil and Fabric Maintenance

Periodic inspection and upkeep of building fabric including roofing, waterproofing membranes, expansion joints, external cladding, internal finishes, doors, windows, and ironmongery. Defects are logged and remediated within agreed SLA timeframes.

Building Management Systems (BMS)

Regular health checks, calibration, and optimisation of BMS and SCADA systems. Includes software updates, sensor testing, alarm management, and energy performance reporting.

Specialist Equipment

AMC coverage for elevators and escalators, generators and UPS, swimming pools, water features, kitchen extract systems, and other specialist assets, managed through vetted sub-contractor networks with full oversight by Compass FM GCC.

AMC Contract Options

Comprehensive AMC

Full coverage including all planned preventive maintenance visits, labour, and materials. Emergency response included within agreed response times. Best suited for clients seeking maximum budget certainty and minimal internal resource commitment.

Labour-Only AMC

Planned maintenance labour provided by Compass FM GCC. Client supplies materials and consumables. Suitable for clients with existing material supply agreements or procurement preferences.

Planned Preventive Maintenance (PPM) AMC

Structured PPM schedule with defined visit frequencies, task lists, and compliance reporting. Does not include reactive response — ideal for clients with in-house reactive capability who require structured planned maintenance management.

Bespoke Multi-Site AMC

Tailored contracts for clients managing portfolios of buildings across the GCC. Includes consolidated reporting, single invoice management, and a dedicated account manager.

Our Process

Asset Survey and Condition Audit

We conduct a full site survey to catalogue all maintainable assets, record their condition, age, and service history, and identify any immediate risks or deficiencies.

Scope of Works Development

A detailed scope of works is prepared, defining maintenance tasks, visit frequencies, response times, and compliance requirements for each asset category.

Contract Agreement and Mobilisation

Once agreed, the contract is mobilised with a dedicated site team, PPM scheduler, and CAFM system setup to manage all planned and reactive works.

Planned Preventive Maintenance Delivery

PPM visits are carried out to the agreed schedule. All tasks are recorded on our CAFM platform with completion certificates, engineer reports, and photographic evidence.

Reactive Response

Emergency and reactive callouts are logged, dispatched, and tracked through our helpdesk. Response and resolution times are measured against contracted SLAs.

Reporting and Review

Monthly and quarterly performance reports are provided, covering PPM completion rates, reactive response performance, asset condition trends, and budget tracking. Regular review meetings are held with client stakeholders.
